It’s called a “reverse mortgage” because the payment stream is “reversed.”  Instead of making monthly payments to a lender, as with a traditional mortgage or home equity loan, the lender sends funds to you each month (if a monthly tenure plan is selected).  Similar to other home loans, you retain title and ownership of the home assuming you remain in compliance with the loan terms. When you permanently move out or pass away, the reverse mortgage becomes due, but the amount due will always be the lesser of your loan balance or the market value of your home.  The only exception is if your heirs want to purchase the property to keep it in the family.  In this case the full loan balance must be satisfied.

Reverse Mortgages...  Interesting Facts...

 The concept of the reverse mortgage has existed since the early 1960's but it was not until the early 1980's that the US Government got involved with this loan program.

In 1982, the Special Committee on Aging began discussions on how millions of seniors could benefit from the ability to draw against their home equity to supplement their other monthly income or pay for major medical expenses.

​In 1987 Congress, through the Housing and Community Development Act, passed a reverse mortgage pilot program called the "Home Equity Conversion Mortgage" (HECM).

In 1998, President Reagan signed the act into law giving the Department of Housing and Urban Development (HUD) the ability to insure these "reverse mortgage" loans through the Federal Housing Administration (FHA).

In April of 2004, the government authorized a HECM to HECM refinance under the American Homeownership and Economic Opportunity Act.

In 2005, the state of Texas authorized the program,
 then ensuring that seniors in all of the 50 states could benefit
 from this resourceful governmental program...

In Januray of 2009 the program was enhanced to allow borrowers to Purchase a new home using HECM funds.

In August of 2013 "The Reverse Mortgage Stabilization Act of 2013" was signed into law requiring the Federal Housing Administration to make reforms to stabilize the program and ensure it's long term success so that seniors can continue to benefit from the program for many years to come...
