Safeguards
There are many safeguards set up for borrowers of reverse mortgages. Reverse mortgages are one of the most regulated of all mortgage loans. The Home Equity Conversion Mortgage (HECM) is regulated and insured by the U.S. Department of Housing and Urban Development (HUD) through the Federal Housing Administration.  


Cap on Fees – HUD sets a cap on fees and expenses. Other than the appraisal fee, all costs can be financed as part of the loan meaning very minimal out-of-pocket costs.

Independent Counseling – Borrowers are required to obtain counseling by an independent third party HUD-approved agency before a reverse mortgage can proceed. The counselor will verify that the borrower understands the Reverse Mortgage program by reviewing the loan details and answering any questions.  

Home Investment Protection - All Reverse Mortgages are “non-recourse” loans so you or your heirs are guaranteed to never owe more than the value of the home. When you permanently move out or pass away, the reverse mortgage becomes due, but the amount due will always be the lesser of your loan balance or the market value of your home. Even if the amount you borrowed eventually exceeds the value of your home, you or your heirs will never owe more than the market value of your home. The insurance from the Federal Housing Administration (FHA) protects you from paying more than the current market value of the home. All proceeds in excess of what you owe belong to your estate, which means the remaining equity in your home can be passed to your heirs.

No Prepayment Penalty – While no monthly payment is required, you may make a full or partial repayment at anytime without any penalty.

Security That Lasts A Lifetime – A Reverse Mortgage provides you a lifetime right to occupy your home, a guarantee that you will never be forced from your home as long as you do the following - Occupy the home as your primary residence, pay your property taxes & homeowner’s insurance and keep your home in reasonable condition.  

Full Right of Rescission - Every borrower has a full 3 day right to cancel after signing closing documents.

Interest Rates - The Reverse Mortgage program offers borrowers both a fixed rate or adjustable rate option.
